I can offer a wide range of property survey and valuation services to cover all your and your clients' property needs and listed below are many of the areas that I specialise in.
As a Fellow of the Royal Institution of Chartered Surveyors (RICS), I am fully compliant with the RICS guidelines in respect professional indemnity insurance and am happy to provide a copy of my Insurance Certificate upon request. I also have a Complaint Handling Procedure, as required by both the RICS and Professional Indemnity Insurers and am pleased to be able to state that I am “Regulated by the RICS”.

Lease Negotiations
Whether taking or granting a new lease or renewing an existing lease, I can advise on the rent and appropriate terms and also negotiate the optimum agreement for you.
With my detailed knowledge of the local commercial property market, I am well placed to advise both Landlords and Tenants and conduct negotiations on your behalf, to secure a new lease or renew an existing lease on the best possible terms.
Schedules of condition
A schedules of condition survey is generally required before the signing of a lease. The survey will determine the condition of the building at the time the lease is entered into, so that any existing defects and associated repair costs can be identified prior to any commitment being made.
It serves as a useful reference when the Tenant vacates the property. At this point, there may be disagreement about the extent of remedial work required by the lease and the extent of any dilapidations claim, if the requirement was to return the property in the condition that existed when the lease was entered into.
Our comprehensive Schedule includes a detailed written description of the condition of the property, together with advice concerning potential future items that might need attention. The Schecdule is also accompanied by colour photographs, providing both an illustrated and narrative record.
Whether you are taking a new lease or letting a property to a Tenant, you may wish to protect your position by having a detailed Schedules of Condition of the property prepared.
Rent Review
I can act for either Landlords or Tenants in negotiating rent reviews negotiating the new rent and any variations in the terms. If need be, I can make representations to an arbitrator or an independent expert. My up-to-date knowledge of the local commercial property market makes me particularly well placed to advise clients in connection with their rent review negotiations.
The terms of the rent review clause in your lease are always the starting point, as they will define how and when the rent review is to be conducted.
There are often strict time limits to comply with and failure to adhere to these could have serious implications. You should therefore obtain advice well in advance of the review date.
